We are not hunting a map of “hot zips.” We look at the house, the situation, and whether an improvement plan holds up. Then we buy, or we pass.

From Palos Verdes across greater Los Angeles, we look for residential situations that need a professional buyer and a clean close. Hillside, coastal-adjacent, and established neighborhoods. The underwriting is the house, not a brochure.
